Sale of Lease – The Royal Oak, Copmanthorpe

The Royal Oak is situated on Main Street and occupies a prominent position in the centre of Copmanthorpe village.

As such, the pub is the main focal point of village community life and benefits from a consistent level of trade throughout the year, coming mainly from the village.

The property comprises a lounge bar, central bar servery, lounge, kitchen to the ground floor with 3 bedroom private accommodation on the first floor. Externally, the property is complemented by a beer garden to the rear with an area at the front suitable as parking for around 12 cars.

The Royal Oak is home to a number of teams and regularly organises activities for the local community including quizzes, entertainment nights etc.

Whilst the pub has over recent years operated as a traditional public house offering an excellent range of wet products, there is potential to reintroduce catering which would enhance the offering and build further on the already high levels of profits.

The new landlords, Darren Robson and Vicky Lawton-Green have now moved in and are putting their own stamp on the property. They are updating the pub internally, including replacing the seating. There are also tables and chairs now at the front of the pub for those warm Summer evenings. The new landlords are keen to make the pub welcoming for the regulars and also new customers by offering a range of carefully selected wines.

The lease, business goodwill and fixtures and fittings have been sold off an asking price of £84,950.
